About Keystone

We’re the capital partner we wanted on the other side of the table.

Keystone is a commercial real estate capital desk in the Selective Capital network, built by people who got tired of waiting on committees that had never seen the building. One desk structures your deal, answers fast, and treats the close date as the only date that matters.

Why we exist

Good deals die on the calendar, not on the merits. Sellers move on, rate locks expire, and the borrower who can prove a close wins. We built Keystone to be that proof.

We are real-estate specialists who structure the deal and own the recommendation. That means no daisy chain of approvals between you and a yes, and no incentive to lead with a teaser we can’t honor. One desk prices the deal, defends the terms, and stays on it through funding — so the certainty you’re quoted is the certainty you get.

01

One desk owns your file

The person who structures your deal answers for it, start to close — no hand-offs, no committee shuffle, and no outside syndicate to convince before you get an answer.

02

Certainty is the product

A headline rate you can't close on isn't a deal, it's a delay. We quote terms we will stand behind and protect the close date as if it were our own.

03

Real estate is the whole job

Office, retail, industrial, multifamily, mixed-use. We read rent rolls, leases, and basis for a living, and we underwrite the asset on its merits — including the story the numbers don't tell.

04

One principal per deal

You work with the person who priced your transaction from the first call to the wire — not a relay of analysts who have never walked the property.

How we work

A short path from address to wire.

01

Submit the deal

Send the address, the rent roll, and what you're trying to do. A few minutes — no portal gymnastics, no document marathon to get a read.

02

Term sheet in 48 hours, typically

We price it and return real terms — amount, leverage, rate, and structure — that you can take to the table with confidence.

03

Diligence in parallel

Appraisal, title, and third-party reports run at once. We keep the deal moving instead of clearing one hurdle at a time.

04

Close & fund

Sign and fund with a single point of contact the entire way — the same desk that quoted you sees it through to the wire.

Who signs the term sheet

Joseph Snado, founder of the Selective Capital business-funding network, holds the file.

The person who underwrites your deal is the person on the phone — a term sheet or a straight pass, stated plainly. Reach the desk directly: (561) 915-1002 or info@sbaloanoptions.com.

What we finance

The full capital stack on a single asset.

We finance commercial real estate across the life of a deal — and when a clean first mortgage isn’t the whole answer, we structure the rest of the stack to fit the plan.

Acquisition

Permanent and stabilized financing to take down income-producing property on a timeline that holds.

Refinance

Pay off maturing debt, pull equity, or reset terms against a basis that finally reflects the asset.

Bridge

Short-term capital for transitional, value-add, and lease-up business plans that need room to execute.

Construction

Ground-up and heavy-renovation funding structured to the draw schedule the project actually runs on.

Mezzanine, preferred equity, and structured participations are available alongside our senior positions where the business plan calls for it.

What we believe

Capital should feel like a partner, not a gauntlet. We’d rather tell you no on day one than waste your option period — and when we say yes, we mean it all the way to the wire.

Request terms

Let’s underwrite your deal.

Send us the property and the plan. You’ll have a real term sheet — not a maybe — within two business days.
